Does your agent check your pipes??

I make it very clear to my buyer clients that I am NOT a home inspector or contractor.  However when I see something important i will point it out!  Many agent are hesitant to do that and feel it is better left to inspectors.  Every buyer should get a home inspection once they have a contract to purchase.  However, I have no problem with making a buyer aware of potential issues.

 

In the 1980's Cobb County, Ga was one of the 10 fastest growing counties in the entire U.S. so there was a ton of new construction.  Unfortunately there were some class action lawsuits for defective building products that were used on many of those homes.  Any class action money is long gone by now so buyers are their own.   One of the biggies was for polybutylene (blue poly) pipes.

Over a period of time the pipes deteriorate and begin to leak.  Of course Murphy's law will probably apply and this will happen at the most inopportune time.

Luckily this is mostly leaking in to the crawl space.  However one pipe is spraying upwards and causing a large wet spot on the living room floor. 

 

What's the best solution for pb pipes?  Its easy.  You just need to replumb the entire house. While I don't advise buyers NOT to buy a home with pb pipes, I do let them know its there so they are fully informed and can factor that in should they decide to make an offer.

It is a touchy subject, as you never know what you will be held to.  That being said, if there is common knowledge on a topic that can be found on any web site, newspaper or municipality site I feel it is our duty to make our Client aware.

thanks!  That actually is what I usually do.  I'll point out the pipe and advise the client to research and make a decision.  I just want them to be informed!
