For years I have been opposed to buyers/tenants doing lease purchase, rent to own, or any of the other similar variations. Here is a link to a blog I posted on that very subject back in March of 2009.
Rent to own in its most common forms just poses too much risk for the prospective buyer. Statistically, most never end up closing for a wide variety of reasons and the buyer/tenant loses any money they put up. There had to be a better way and here it is!
- What if the up front money were only held as additional rental security deposit in a broker escrow account monitored and regulated buy the Ga. real Estate commission? It is a security deposit not purchase consideration so it is refundable at the end of the lease like any security deposit! It applies to purchase only if and when you decide to buy.
- What if the money that applies monthly toward purchase is deposited in your own bank account instead of the landlord? It's your money!
- What if you decided at the end of the lease to buy a diffferent house instead of the one you are in? How about using the money to purchase any home in your price range?
