So how's the market?

We get that question all time. I got asked again today and I have to say our market here in Powder Springs, Marietta, West Cobb county is pretty good.  I know it's good compared to other areas of the country.  Yes, our inventory has grown from last year.  It's up about 20% to an 8 month supply of homes. 

So now is not the time to try to push the envelope on market price.  But we have buyers, we have seller, and nice homes that are priced fairly, marketed effectively, and show well, will sell. 

All in all it's nothing like what you hear on the news.

In the world of real estate prices the Atlanta area is like the tortoise and not the hare.  Some years are better than others but mostly just steady and sure.  Some years appreciation may be only 1-2% some years it may be up 5-7%  but no big roller coasters like some areas.  Most importantly we never realy have a deflation of prices.  I read in the paper a week or so ago that prices in Atlanta are up 4% from last year.

From my standpoint as an agent.... we have buyers and we have sellers and at the end of the day that's a good thing.

The mortgage business isn't so bad either - especially here in Atlanta...and you're right, Bob, there are both sellers AND buyers in our markets, the trick is to match them all up...and provide excellent service and financing of course! :)

Thanks Stephen.  From your profile it looks like you have been in the Atlanta area for a while.  I thought that no matter where we are, or what the market is, the trick is always matching buyers and sellers :-)

Well Bob, I'm glad that the market is real good where you are in Georgia. I can say that we get that question alot here in California. We are in a major buyers market here and if you have some suggestions for me regarding searching out those buyers please let me know. I have tried almost everything. I think it's like searching for a needle in the haystack. I think I have very good marketing strategies. The buyers seem to decide at the last minute to bail out. Why I'm not sure. I would love to have some feedback from a fellow agent.

You are right, it is a good thing :)  I am a new agent, and doing well.  I am busy, that is for sure.  So I guess I don't know what to expect when things pick back up!

weare doing pretty bad here in lorida st petersburg, but the last couple of weeks the phones started ringing a little more and we have more showing

so I think for us the worst is over and by the end of the year we should do much better

Georiga is the same as eveywhere else.  If you have buyers and sellers then you have a match.  You just have to find the right match.  And you also have to find the buyers and sellers. :)

It is slow in the Orlando area, our MLS just released the last month's stats...this July had the fewest sales of any month in the past 12 months.  I am keeping busy though.  I could use a few buyers for my listings though :)

The market is down in the Brainerd Lakes area of MN - lots of sellers just not many buyers.

the market is steady here in Birmingham Alabama... all the fly by night mortgage companies here are closing... this lead to more business for real legitimate mortgage companies...
